Financial Construction Management

Grand Management Services offers accounting management to meet the needs of your project. Our expert staff will guide you through the process, pre-construction and accounting, to assess the value of the potential project. Once a project is deemed good, Grand Management Services will facilitate the bidding process and work closely with the client’s legal team to develop the contract and payment structure that best fits and protect the project.

With our client’s goals in mind, we employ sound accounting and financial management strategies to govern the success of work being completed. Grand Management Services will insure timely payment on approved completed work that is expected against contractor’s requisition of payment.

Q. When is rent due?

A. Rent is due on the 1st of each month and is considered late if not received by end of business on this day. There is a grace period until the 5th day of each month at 5pm. If rent payments have not been received by this cut-off day and time, an automatic late fee will be applied to your account.

Q. Can I pay rent online?

A. Yes. Once you have set up your tenant portal, you will be able to make ACH rent payments online. If you need assistance setting up your portal or making payments, us at info@grandmgtservices.com, and someone will be able to walk you though the process. Payments can also be mailed to 31 Bushwick Avenue, Brooklyn, NY 11211 or placed in the 24-hour drop box at the same location.

Q. If I’m dropping a check off for rent, where is the Dropbox box located?

A. The 24-hour drop box is located at the bottom right hand corner of the right window of our office.

Q. Can I make a partial payment towards my balance?

A. All balances should be paid in full each month. Partial payments are strongly discouraged, as any carryover balance (regardless of amount) will result in late fees.

Q. What are the office hours?

A. The management office hours are Monday through Friday, 9 a.m. to 5:30 p.m. Please call or email to schedule an appointment if you’d like to meet with one of our team members.

Q. If I have a work order request for repairs, who do I contact and how?

A. For any maintenance or repair issues in your unit, please submit a service request through your tenant portal. Once a service request has been received, it will be scheduled and a representative from the management office will contact you with details.

Q. Will I be notified when my lease is due to expire?

A. Yes. You will receive an email reminder 60 and 30 days prior to the expiration of your lease.

Q. What happens if I want to break my lease/agreement before it's due?

A. If you’d like to terminate your lease prior to your expiration date, you should contact the management office to inform us of such, via email or by sending a message on your tenant portal. Please keep in mind that you will be responsible for paying rent through the end of your lease term in the event that the unit is not re-rented during this period. All applicants must be directed to the management office for approval process.

Q. How long will it take to receive my security deposit once I've submitted my move out paperwork and completely vacated the apartment?

A. Security deposit refunds are issues 30 days after you have vacated the unit.

Q. Can I sublet my apartment for any period of time?

A. There is a strict No-Subletting policy for all of our owners at this time.

Q. I want to add a roommate, what steps do I take?

A. If you would like to add someone to the lease as a “roommate” only, contact us via email or your tenant portal. The roommate will need to complete a contact form and submit a copy of their ID for our file. He or she will then be added to our system.

Q. If a roommate wants to vacate and be removed from the lease, what steps do we take?

A. If there is a change in tenancy on your lease, please notify us via email or your tenant portal. You will then be informed of the process and any procedures specific to your unit.
